At this time if we talk about development in Gulberg Residencia Islamabad, the development begins in A executive block. After A executive block, machines are added in C block (in C block extension and in back side streets of block C). A little bit machinery is also working in Victory (V) block and in K block of Gulberg Residencia Islamabad. But the development work in K, V and C block is negligible.

Proper development work and the full focus of society is on A executive I and on A executive II. In A executive I of Gulberg Residencia Islamabad, development work is in progress. Roads are under construction and compaction work is also in progress. Development speed in this block is high and machinery is working properly in this area and it is expected that it will be completed soon.

The development work in A executive II of Gulberg Residencia Islamabad is almost complete. Scars work is complete and roads are under construction. Sewage work is almost done. These plots are of the series of 1300, 1400, 1500 and 1600. Earth work is almost complete. Development work is almost complete and continued with a fast speed in A executive I and A executive II. Possessions for the NAB plots will be granted soon.

Now let’s talk about block C of Gulberg Residencia Islamabad. Cutting work of all streets is almost done and in few streets compaction work is also complete. In back side streets of circular boulevard which is main circular avenue, sewage work is almost complete. So, we can say this block is almost ready. Little bit compaction work is in progress then they will move towards final possession. It is expected that possession will be granted within 6 months but it’s totally depended upon development work speed. Currently machines are removed from this block. If machinery is added time to time in this block then the chances are high that possession will be allotted soon.

If we talk about K block of Gulberg Residencia Islamabad, the area of circular avenue is totally filled. The road was very deep in the past but now it is completely compacted and loaded up. Back side streets are already clear. Sewage work is completely done. The main focus is to clear the circular avenue area roads and activate it as early as possible. Their effort is to connect the circular avenue with V block and clear the land in any situation. It is expected that development of roads will be started soon once possession will be granted. It is not clear when society will do its final TST.

In V block of Gulberg Residencia Islamabad, development work started in the series of 1000 and 900. Sewage work of 2,3 streets is done. The machinery is added but the development work speed is very slow but they are working slowly. It is expected that development work of the block will be completed soon. They are developing all the undeveloped areas of this block. Development work is in progress on the main road of Lake Avenue. It is great opportunity for investors to invest on these plots because these plots are considered to be near to possession. Investors will gain high in a very short period of time so it is a very good chance for investors.

If we talk about F executive I and F executive II of Gulberg Residencia Islamabad NAB shifted plots development, society gave the ultimatum of June but it delayed from July to August. Due to rain weather it is really difficult to work in unpaved places that’s why development is not started yet. It is expected that development work will be started soon once weather will be clear or rain season will be end. When machinery will be added in these blocks then development time duration will be clear out automatically. It is expected that machinery will be added in the month of September and development work will be ended soon.

Other Blocks

In other blocks like AA, O, H and N of Gulberg Residencia Islamabad, majority of the land is not clear yet. The prices of undeveloped plots decreased or dropped down by 50%. The prices of developed plots are maintained or stable and in some blocks they increased also. These all blocks are undeveloped. The reason for the drop down of prices is that society is not taking any decision for undeveloped area and the land is not clear yet. People are not sure about time period for wait. Society has announced that they will shuffle these plots but regarding this matter there is no progress yet. Prices of undeveloped plots are down in every society due to shortage of buyer in market. For those blocks which have unclear land, society is trying for the clearance of land.
